Ulta Cosmetics has Ultima II and the Going Going Gone Makeup Remover from that line is EXCELLENT! The rest of the line is ehhh but that product awesome. it almost looks like a moisturizer and you can either wash or tissue it off. It works great!
Or buy any of the ones you have tried with oil and use them and then apply a hot (as hot as you can handle) wash cloth over your eyes to absorb the oils.

I use the Loreal Eye Makeup Remover. It's blue in a small bottle. I use it with Swispers.

go to makeupalley.com
It is a website where customers review products. It has been the best website for me in finding out what works best with my skin type, problems, etc. without wasting money!!

I've used Physician's Formula from Target for years. It's creamy but not greasy. Love it!

LOVE Almay (in the bottle - purple fluid), don't know the exact name.
I tried a few product before it, even the Almay individual pads. but nothing works better for me than this stuff.

Re: Eye Makeup Remover....
I use a clinique one that is a very light white cream that doesn't at all irritate your eyes. One thing of it will last you forever and it's not terribly expensive anyway. It's called 'Naturally Gentle Eye Makeup Remover' and it's in a green 'tube' like thing...
