I just found out that we are doing a final walkthrough the house right before we close, What are we looking for when we do this?

I don't have first hand experience but I would think all applicances - make sure they're all still there and in working order - the ACs, kitchen applicances, etc.
Make there is no obvious damage to the walls, etc.

this is your final chance to be sure that everything is ok.. and if not, then it needs to be fixed,,
check ALL appliances, the structure of the house, the furnace/boiler, flush the toilets, run the water.. check both hot and cold.. check the windows for cracks. check for any leaks..

If you have the opportunity to have the owner there with you ask questions about how everything works. It took us months, to figure out how some of the stuff in in our house work. And we were lucky the former owner left manuels for almost everything. We still had to make call to manufactures, research stuff on the web etc. We still havent figured out how to reset the garage genie.

YES!!! very good advice!! I forgot to mention that!! and ask about the warranties on the appliances and def how everything works and what not, who they currently use (if it's oil or whatever)

Marcella and Fran really covered all of it. If there are air conditioner units, or central, turn it on and make sure it works. Same with the heat and all the appliances.
