FSBO beware
I don't want to start a debate...but I know that some people are interested in FSBOs...
we are currently looking at 2 (with an agent) and one guy is super to work with...and is even willing to pay our realtors fees...and I hope that most FSBOs work this way...
but another one is taking away all the buyers rights...he wants a nonrefundable deposit...no contingencies (not even after inspectors report...appraisal...etc) - so he would pocket our money - and we pay our agents fees (which isn't so unreasonable)
I am really glad we stuck with using our agent on this one...when she went over last night to bid on our behalf...she said there were other potential buyers there...and he said 'oh price just went up an agent here with a bid'
my agent is awesome and she told the guy that she has to warn these buyers (not her clients) about their rights - since he was lying to them about things...
He wanted to disclose everything verbally and not written...hes just really shady...so while I'm sure 90% FSBOs are legit...be very careful if you go in without an agent!!!! maybe if the price seems to good to be true...than it is...
