should i go straight to my bank for pre-approval or a mortgage broker. we already saw a counselor which wasn;t much help.

We went right to our bank. The mortgage broker was working for the same company as the real estate agent so we weren't sure if that was a good thing or a bad thing, so we went right to our bank (JPMorgan Chase) for an approval.
You can shop around....

I went to a broker b/c FH's dad is the manager over there. He's really good and our rate is amazing. FM me if you want his number.

This is what we did. My uncle is a real estate agent and told us we didn't need to go with a broker if we were willing to do the homework ourselves. so we saved the cost we would have had to pay a broker. we actually ended up getting the mortgage from our regular bank.

I would go to a bank.. I am a manager at a mortgage bank.. I used to work for a broker and they tend to hide fees.. FM me if you would like a pre approval..I could get it to you in minutes! Good luck!

Shop around, but get all quotes within a two-week period. You don't want tons of inquiries on your credit report. All inquiries made for a mortgage within a two-week period will count as only one inquiry on your credit report - which isn't all that harmful at all!
Go to a mortgage broker AND your bank and see where you get a better deal.
