Girls who are house hunting in Nassau County

Original post by MrsDtoBe09

What are you looking for in your house hunting search and why? What's important to you in a house and where are you looking?

We're pretty new in the house hunting process and since I'm not from Nassau County, I don't know what school districts are good. I need lots of recommendations for nice areas with taxes preferrably below $8000-9000. Thanks!

I want to be in Half Hollow Hills School District so bad. A lot of the houses are really expensive with crazy houses but if we find something with a price that;s not too bad we'd take it in a second.

Believe it or not, I don't think that district is SOOOOOOOOO great....Parts of Wyandanch go to East, and parts of Deer Park go to West...so its still pretty mixed up...don't get me wrong, its good but I wouldn't kill to be there...personally I think where I am is just as good

And I've heard some not-so-great things about the 'clientele' in that district (HHH)--bratty kids and even worse parents. If you're thinking Suffolk, then look at Three Village, Smithtown, Commack, Northport. . .big but solid districts.

FH and I aiming for Three Village--you can get a house in that district for under $375K now!!!

I just bought in Bellmore...North Bellmore actually. Ideally, we wanted to be in Western Nassau and North Shore but tax wise, it just wasn't do-able. Plus I couldn't see paying substantially more for a house that needs work on the north shore when I could buy something for less on the south shore thats move in ready.

Important things to us were a big kitchen, good school district and a good yard for entertaining! We also needed to be by the LIRR because we both work in Manhattan.

Most of the districts on the North Shore are fantastic...but south shore wise

Merrick
Bellmore
Franklin Square
Rockville Center

If you have no issues being further out in Nassau, Massapequa, Mass Park, Wantagh, Seaford....are all good.

Long Beach and Oceanside are also nice :)

You get a LOT for your money education-wise in Oceanside. I'm a little partial because I teach there!!!

HHH is a Suffolk district, not a Nassau district.

I know! I went to Whitman but have lots of friends from east/west....

I just figured i'd address it since someone else brought it up!

The further out you go, the more you'll get for your money (altho isnt huge when compared to like 200,000 mansions you can get in texas...but lets not get started on that )

In nassau, we're looking at farmingdale, massapequa... more of the towns on the south side... we just like them better... But more likely, we'll try to get something in western suffolk... deer park, babylon, islip.. hauppauge is like our far end point.. who knows?!? we're all over the map!

we are looking to pay 5k or less or taxes... anything over 8 is too crazy IMO... also want something with at least 2 bedrooms 2 baths would be nice... full basement an added addition to rent out out... a decent size grassy backyard... one big enough to add a pool if we want... oh yeah, and i ideally dont want a place where the other houses are right on top of one another

we basically have gotten to the point where we're willing to scrifice having our new updated house for a fixer-upper... not a total diaster foreclosure type, but something we can work on throughout the years we're there ya know? im not sure if many people get their dream house on their first shot... its not reality and it took us a bit to see that

FH went to this district, no parts of wyandanch go to this school. The people that live in Wheatley Heights go to this school, they have the same zip code as wyandanch but a totally diffferent post office.

For the sake of our jobs, we can't go too far out. You've found houses in Massapequa with taxes under $5,000? I originally started looking there but the taxes were pretty high and it was just too far from Queens for us.

we bought in oceanside. DH works in RVC i work in Elmhurst. My commute is about an hour (but it was when i was living in massapequa as well) . We love oceanside and like a PP said you get a lot for you money here. we are so close to shopping i never have to go very far for many things. the schools are great and the neighborhood is wonderful. my neighbors are ridiculously nice. im not sure how to get to astoria but I am about 10-15 min from the van wyck.

Im a Valley stream grad and I would not consider buying there. it has changed so much and the schools are just not what they used to be.

RVC is good, very good SD but pricey.

I feel torn when it comes to house hunting because I'm unsure if the school district will matter - will we be there by the time our kids are school aged? My fh is all about a smaller starter house - I'd like to buy a forever house in a good area that I don't predict will change.

My fh works in Oceanside and I work in Astoria and we live in Flushing. Both of us have about a half hour commute. My parents live in College Point and I know I will be using my mom as my children's day care provider and I know I want to stay at my current job so I'm trying to pick towns that aren't ridiculously far away to commute from house to College Point to Astoria and then back every day.

We are looking in Lynbrook, RVC, Long Beach and Oceanside and I'm unsure about all the school districts. Also, how good are the Valley Stream schools - does anyone know that?

This is such a stressful process!

I live in Valley Stream and I say dont move here. Schools have gone down and Im glad Taylor has only 4 more years. Where we are isnt soo bad, just not like they used to be when I went.

If you say it, then I believe it. Maybe we'll just stick to Oceanside, Long Beach, Lynbrook then.

A few people said Franklin Square.

Just FYI... that's in the Sewanahaka School District which also includes Elmont HS, Floral Park Mem, New Hyde Park Mem, Sewanahaka and Carey.

Franklin square kids go to Carey.

If you live in Valley Stream you'll either go to VS North, Central, South, or Elmont memorial... depending on what district your in.

I went to Elmont and when i went it was #1 on li and like top 10 in the state. The district superintended left a few years ago and it's not the same. Still a much better school then people make it out to be cuz the teachers are freaking amazing! Just not the same it was as 10 yrs ago.

Re: Girls who are house hunting in Nassau County

I know 2 really good real estate agents who can help you. Honest, trustworthy and willing to work with you no matter how long it takes...

FM me if you would like their info.

We recently bought a house and it's a long, drawn out process...but, all I can say is hold on c it's going to be a bumpy ride!

...and don't settle...when you find it, you'll know.
We tried to force liking a house because it's convenient and part of a good school district or whatever other reasons...and it wasn't until we found 'THE ONE' that we had that feeling of 'this is home'.

I would be looking into neighborhoods also like:

Glen Head
East Norwich
The part of Westbury that is in the Jericho SD
Huntington
Melville

The older houses tend to have lower taxes.

I've heard Lynbrook schools are good but Lynbrook addresses with Malverne schools aren't great.

Lynbrook school district is good but there are alot of houses that fall in the malverne school district and you do not want that unless you intend to send kids to private school. There are also some houses in East rockaway that fall in the lynbrook school district. This is also a nice area. I am not sure what your budget is like but the houses that fall in waverly park, which is considered in East Rockaway, is lynbrook school district. The elementary schools are top notch and area is really is nice but a little pricey. I live in this area so FM if you have any questions.

I dunno if i would base where im living strictly off of school districts.. only bc they can change 5, 10, 15 yrs down the road.... you just dont know... of course skip the areas that you know are bad, but dont discount the middle of the road ones bc of the schools... i feel like, as long as you raise your children the right way, the school could be 'bad' and it wouldnt make a diff on your child KWIM? I went to catholic HS and my school was VERY diverse... and it was situated in a BAD neighborhood... like where gangs would hang out... but it was a GREAt school with a great education... so dont totally depend on the area to dictate what kind of education your child will get at school Just my 2 cents

School districts matter for me both for the sake of my future children and for the sake of resale. If I don't want to raise my kids in a certain district, why would another potential homebuyer.

As a public school teacher, I would never send my kids to private school so public schools really matter to me. I know for sure that my kids will get a great education because, like I said, I'm a teacher and I plan on being an important part of their educational experience.

With that being said, schools matter to me because I'd want my kids in good classes where all of the students were testing on the same level and work didn't need to be remediated to accomodate lower level learners. I'm looking into homes where I'd pay taxes of over $8000 or $9000 a year - I'd expect the education to be excellent!

It sounds like your high school was a school kids commuted to from other areas so it's understandable for it to be a good school in a bad area but I think on Long Island everyone is zoned for public schools so you wouldn't go to an area outside of the one you lived in.

Different strokes for different folks I guess. Schools are super important to me.
