Underneath the rugs are VERY dark hardwood floors, i believe they have been covered for its entire life span so far, has anyone done sanding and polyeurothane themselves? What does this cost? I would like to do the living room, hallway, stairs, and 2 bedrooms.

Re: Hardwood Flooring
Considering the fact that hardwood floors can only be sanded a few times and of a certain depth - I would not recommend doing it yourself. The flooring is worth thousands so you would be putting a lot at risk.
There are lots of places that do wood refinishing. We did it in our house when we moved in using some guy that advertised in the newspaper and it was not terribly expensive.

Re: Hardwood Flooring
While it looks like that something that can easily be done yourself there is definately a technique to it. A friend of mine that is extremely handy ruined his floors doing it himself. Even he admitted it was not worth the savings or the work. Get it done by a pro.

Re: Hardwood Flooring
We had our professionally done. It doesn't seem like a big job, but it's actually a huge task. We paid $1.50 per sq. ft. to have them do it and I think it was worth every penny.

Re: Hardwood Flooring
Suzanne, Im doing 3 BR and LR and DR (and hallways and stairs) and its costing us $1600, so maybe closer to $1,000 for you? (less rooms)?
Good luck

Re: Hardwood Flooring
Get a bunch of price quotes and go with someone you feel most comfortable with.
The previous homeowners of our house had a wide range of quotes for the floors .. I think from $600 to $1500. The company we eventually used to have the floors done was none of who they had gotten quotes from .. but I think it was toward the upper side of that range.
But it would be a good idea to have professionals look at your floors .. for the reasons already mentioned.
