A friend of the family did this and her tenant feel asleep smoking a cigarette and it didn't burn the house down but it burned up and damaged many things in her home such as important pictures of her children and wedding that couldn't be replaced.
She came home from work to find her house aflame. So just be careful and have good ground rules she had the same tenant for 5 years when this happened. Her apartment was legal also because she used to work for Gulotta and she made sure it was legal because she didn't want to loose her job.
I wouldn't do it unless I had a younger cousin or family that could move in.
I'm not big about having strangers in my home or having them know when I am home or not.
Just be careful!

I know a few friends that did this and had a lot of success!
They bought big homes in Stony Brook, Port Jeff area...and advertised for renters at STONY BROOK MEDICAL SCHOOL! So, both my friends have two Med. students who are EXTREMELY QUITE...barely see them, cause no problems..and they'll be there for about 3 years.
If you are looking to buy in these areas, the med school is a great source for tenants.
