not me, but my fsil bought a co-op on bell blvd. its the 3 smaller buildings across from the cross island. we are thinking about doing the same. its a great area, lots of shopping, pretty safe and close to highways. she paid approx $160,000 for a 1 bed, 1 bath co-op a few months ago. now it has gone up to $185,000.

Yeah prices have really gone up. FH and I are looking to buy there. I was just curious how it was dealing with that coop board. I havent started working full time yet so we are afraid we might now be able to meet the income requirement. We were wondering how flexible they would be with that.

I lived in a coop for 5 years...I rented it though. Right behind Cafe on the Green in Bayside...but the Throgneck Bridge...the owners wanted me to buy it, but I didn't want to buy a 1 br so I moved because they wanted to sell it. They were asking about 150 but that was about 2 years ago.

That would be great! I got so upset when I found out the income requirements and then the requirement that we have one years of mortgage payments in addition to the income requirement. FH is an attorney but he just started out and I'll be one soon (taking the bar this summer). The income requirement wont be a problem come september because I already have a job with a firm set up...but the woman we spoke with said she wont even show any to us until then! FH was like 'dont worry, why wouldnt they want two attorney' still upsetting a bit though...

they will probably take this into consideration...especially if you have an offer letter...

even mortgage companies take these things into consideration

Bay Terrace was just on the news tonight. A convicted child molester just moved into one of the towers and the residents are furious.

OMG - that is crazy! It seems like such a beautiful area - I still wouldnt want to raise my kids in a coop - so at least I am safe there- FH wont like this!

How did he get approved by the board - i heard they are very strict! I guess it would be discrimination otherwise

He probably didn't have to report it until after he was approved...
