Help--- tax question if the house your buy currently doesnt claim a bathroom...

if the house is only claiming 1 bathroom, yet it has 2 in it, are they going to raise the taxes? will they find out? how much would taxes go up because of it?

your taxes will be raised if you bring it to the attention of the town (make it legal). How much your taxes go up I have no idea.

so they wont automatically come inspect the house when you buy it then?

They shouldn't but any good lawyer is going to want you to have all the c/o for the house. If your taxes are already high enough they (the lawyer) will make you sign a waiver.

Example: the current owner of our house had the town come in about a year before they planned on moving and had the house inspected. To make sure all was up to code and everything had a c/o. When we went into contract and had the surveyor in, a c/o was missing for the one deck. Our taxes were already high enough and if a c/o was needed and was going to hold us up. I told my lawyer to move on without the c/o. I was going to have to sign a waiver from the lawyer. If the deck became a problem we would of just ripped it down. It all worked out, the deck close enough to the ground that it did not need a c/o.

Did you know that to finish a basement you need a permit, or to have a tree house you need a permit. How many people truly get the town involved for a basement or for a tree house

are you talking about putting in a second bathroom after you buy the house?
if that is the case go for it, you'll need the town to come in only before YOU plan to sell

no, i mean if the second bathroom is already in, yet it is not assessed...

will they assess every house inside before the house is bought? or do they not know unless you tell them?
I already know about the outside, and the deck, porch, and patio are taken care of already...

if they dont assess the house then are there penalties when they actually do find it?

What town are you in?

I really don't know the answer to that question, I'm sorry. My gut is telling me no they will not assess the house unless you want them too. But I would want everything inside the house to be legal before I buy it. Let the current owner deal with the fee and penalty. I don't think a second bathroom will kill you on the taxes.
