I don't feel like they're accurate on the median price of Queens homes. I call BS on that. $450k? I don't think so. Maybe for an extremely small home with no yard? Houses in Queens are usually in the 500s. Believe me, I've looked.
I think it's inevitable that the prices will stop rising. I do think it's just going to stabilize soon. I really don't see the values dropping significantly or anything.

There are a lot of bad neighborhoods in queens that have houses under 450k. I think a lot of people don't realize this.

Yeah, but there a lot of areas where one-family houses go for between 500-700k.

True its a median meaning an average. YOud have to see what they included in the math etc to come up with the average. Could be they are including townhouses and coops condos etc.

Just had one thing to add....This isnt the first time this has been said! I have been reading articles in Newsday or any of the papers for the last 2 years saying it was going to 'burst' or 'plateau' yet I am still not seeing too much of that! I think its not a predictable as we would like to believe!

Its not like its going to happen from one day to the next. Its a prediction that if things continue something will happen eventually.
All crashes whether in RE or other have had warnings before it happens and it wasnt one day to the next. Same thing with the tech bubble in the late 90's the warnings were there people said it had to happen and it did.
There is this one guy that wrote about back in the 90's predicting the tech bubble bursting and now he has written one about the RE bubble and how its bound to burst etc. I forgot his name.
I need to buy his book and read it thru to see what he has to say.
But back in the 99 when it happened luckily my dad and my Inlaws and even my FI were smart enough to get out of whatever they had invested in the stock market and they didnt suffer a loss. But many of our friends and family did.
Anyway, again its a prediction because afterall its just crazy lately in the RE market.
