My DH & I purchased a house with a one year home warranty. It is supposed to include plumbing, electrical, etc. Unfortuantely, we needed to call a plumber and it turns out the real estate people never collected payment from the sellers for the warranty, so the policy is no good- we can't use it! The realty office is blaming everyone else but the warranty company says it is their fault that the policy is cancelled. The realty office has offered me the 500$ that the policy cost but it doesn't replace the piece of mind that we had when we bought the hosue. This was used as a negotiating tool- we raised the price of the house a couple of thousand higher because of it. Short of getting my lawyer involved ( we're still paying him for th closing), what are my options? uhg! I'm so frustrated right now I could scream!

Re: Home warranty
I think you would have to speak to a lawyer and also find out what the specific policy entails. Also I'm not sure what the plumbing problem might be but maybe it will cost less than $500?
I'm just curious which was the real estate you went with?

Re: Home warranty
C21 North End Realty... Unfortunately the listing agent told me that 'I fell through the cracks and we can only pray that something else doesn't go wrong with the house'. I have a call into the owner- I am not happy and I am not satisfied with their reply to this!
BEWARE: Make sure the warranty is taken care of at closing! Learn from my mistake in A$$uming that people were supposed to do their job correctly!

So sorry. Sounds like the real estate messed up big time. I hope it all works out!

Re: Home warranty
There is no way that I would settle for the cost of the policy premium! They messed up big time. Tell them you want the difference in the price of the house back. At a minimum you should demand that they be liable for anything that the policy would have covered. I would definately contact my attorney - that is what they are for. This was part of the transaction and the realtor is not sticking to it.

Re: Home warranty
Well, after my phone calls were not being returned, I popped by the realty office today. I listened to their side and then told them the amount of the policy was an insult. that won't cover anything! I told them keep the money- I'm going to be contacting Newsday about scamming first time home owners! I stormed out of the office, near tears. And I'll tell you, I am not a dominant person-it was difficult for me to stand up to these people! Well, less than an hour later, I get a phone call saying the found me another insurance company that will take on the policy! Well, they should have done this a week ago- I've been losing sleep! But at least I will have this policy and can have peace of mind for the first year!

Re: Home warranty
Are they covering the plumbing problem? You should ask them because the policy probably will not cover your existing plumbing problem.

Re: Home warranty
It is supposed to cover what my other policy was supposed to. I should get the paperwork in about a week- so we'll have to wait and see.
Mandy- thanks for the offer- I may be contacting you if this doesn't work out!
