Homeowners....how long did your final walk-through take?

Our closing is scheduled for 10 a.m. in Mineola and the sellers want to do the walk-through (in Seaford) at 9 a.m.!

Is 30 minutes enough time?? We definitely don't want to cut it too close!

Thanks!

We just did our final walkthrough on Thurs. I would definitely give yourself more time than that, just in case. Ours took about an hour.

Ours took about 45 minutes, but in hindsight, I would have gone through it more slowly and carefully.

I know it took our inspector about 2.5 hours to go through our potential house. I think you would need at least an hour. A suggestion our inspector made for the walk through was to make a check list of everything you want to check out. I know we will be so excited we could easily leave things out.

When I bought my little condo, it took over an hour!! You need to walk through and look at everything - turn on faucets, look under sinks for leaks, turn on the stove, make sure the frig/freezer turn on, turn on the heating and a/c. TEST EVERYTHING!!! Once you walk out the door - any issue becomes yours!!

Thirty minutes is NOT enough time.
You're making a big investment here. Can you do your final walk-thru the night before?

A checklist is a good idea. Operate all plumbing fixtures, check appliances, test the a/c system, take another look in the attic. With all the heavy rain today...maybe you'll see some moisture in the attic or flooding in the basement. Don't let them rush you !!!

This is also the right time to see if they fixed all the defects that your Engineer detected.
Good luck
