Big Down Payment (20%) or Cash Deal
Pre-Approval Letter
Closing Flexibility (Don't have to sell anything of your own)
Accept House As-Is (no nitpicking in the contract)
If you don't mind giving out some personal information... me personally I would have no problem attaching my last two pay stubs and credit score to an offer on a house I felt would get a lot of bids. Show the sellers you mean business.
