house hunting..........

well, we have officially begun house hunting!!!!! we were pre approved today and have already been in contact w/ multiple realtor's. so wish us luck and feel free to offer any advice!!!

One thing that I fell victim to a lot of the time... I often failed to look under the surface of what the house had to offer. I totally got wrapped up in the current owner's decorations, color schemes, etc. You have to go in expecting that you are gonna get dirty, you are rip up carpet, paint, tear down a wall or two, totally rethink the landscaping and so on and so on.

Just like the saying goes, you can't judge a book by it's cover... you can't do the same with a house.

aside from seeing MLS, it is a VERY good idea to look at some of the other sites like prudentialelliman.com , and century21.... because you may find some exclusives there

My advice is determine what is important to you. The must haves, the would likes (but flexible) This helps you to narrow it down!
Some things will be important to you and not so important to your DH and vice versa.
Talking about this and knowing this, helped because we didnt waste our time on houses that didnt meet our requirements, and if we saw something we didnt argue at all because we knew what features were important off the bat.
Also be patient!! We looked at OVER 50 homes and you will be SHOCKED at the state of some homes! Especially if you are looking in the 350K range, I cant even explain some of the disgusting homes we viewed!
Also be open, as you go through your house hunting your critera will most likely change alittle as you view whats available! Dont settle for something you dont like but also know that sometimes your home is there but you are just missing it! As our process went on we expanded our search area. We didnt change our list of must have features though. Once we did that we found our home! Its a little farther east than we dreamed but its has all the features on our must have list as well as many on our would like list! And it was priced better than anything else we saw!
We just closed yesterday and I love our home but it was a LONG road getting there and ours wasnt nearly as long as others on here!!!
