Re: house hunting
Don't feel bad! FH and I were house hunting every weekend for over a year. It was very frustrating. We just found a house that we are purchasing, and just went to Contract. Remember things happen for good reasons! We purchased our home by Owner, maybe that would be better for you. Another tip is to get on a real estate agent list and tell them what you are looking for. They will call you when something is available. Lots of Luck!

Good luck in your search...it can be trying! Also, look into homes that were just listed, not just ones that are open houses. Often open houses are ones that have been on the market and aren't selling (b/c overpriced, etc.). Some open houses aren't but you may do better checking ones that were just listed. See if your real estate agent can put you on the MLS email update thingy. This way you get an email soon after the house is listed on MLS. The homes on the MLS website are usually out of date and already sold/in contract. Check out real estate office's exclusives too. My aunt is a real estate agent and she worked as a buyer's broker for us, which was really helpful to us. I wish you all the best!

Re: house hunting
Thanks for the encouraging words ladies. Well, whoever stated the fact about the dog poop, I totally agree. The house we looked at this weekend had dog poop on the back lawn....I was so grossed out! I said the the same thing to my FI,'Are these people kidding me!!! Clean your dog's crap for your open house!!!'
My uncle is a realtor and we get the MLS listing sent everyday, but I have not found anything yet. I guess I will just have to keep on searching.
I plan to buy a 'starter' home and move in approx. 5 years. We are looking in North Babylon, West Islip, East Islip, and parts of Deer Park...
Let the search continue.....
PS Michelle your house is great!!! What a nice picture of the front!! My friend works in the Connectquot SD....

Re: house hunting
are you working with a buyers' agent? we did & it helped tremendously! FH looked at around 20 properties at first but i only had to look at about 4. closing is at the end of the month. our realtor is great. he splits the commission with the selling agent so we don't have to pay out of pocket. buying a house is extremely frustrating, especially when you're so excited in the beginning. don't give up, you'll find a wonderful home!

Re: house hunting
Missmmpr - isn't it unbelievable the condition people will show their houses. The house we saw with the poop had an attached garage full of dog sh**. I could not believe it. I wonder if they ever sold it. That was a few years ago when we were looking for our first house. It just floors me that the real estate agents don't tell them to clean it up for open houses.

Re: MISSMMPR
GOOD LUCK WITH YOUR SEARCH. We looked at sooo many houses and put in so many offers and lost to people with more $$ down.
But when the house was right, it all worked out in the end. Just be patient. You will find 'Your' house....
And one more word of advice. DONT SETTLE - something else ALWAYS comes along. We almost did and so glad that we decided to wait because we got something 10X better
