Houses Under Contract?

Houses Under Contract?

Do they often go out of contract? We really want a house that is currently in contract, and we're hoping it falls through. But how often does that happen?

We had no luck with that. We loved a house in Northport and hoped it would fall out but it didn't Oh well we found something nicer. I dont think it happens alot but I guess it could if the buy has problems geting a mortgage

We had no luck either. I think it happens with a mortgage is turned down, but since most real estate agents require proof of mortgage approval before showing, it happens very rarely.

I figured as much. There is this house we once bid on (too low) and now it's under contract, and we can afford to offer more now. Ah well, the timing wasn't right...

you could always put in a back up offer. things can always change

Offer at least 10-20% more than their current contract selling price... and offer to put at least 20% down.

That may get them to change their mind and come out of contract.

Other than that... yes... its rare for houses to come out of contract. Its expensive for both parties.

They were asking 369, are in contract for 365. We can offer 369 but only 30k down. I'll call the realtor for the heck of it but it looks like we won't get it.

Well, another one will be out there, I hope.
