Fh and I are aiming for 75 to 80. We want to keep it small. With so few people I feel like a lot of them will say yes (mostly immediate family) so I'm not sure how seriously to take the '20 percent say no ' rule. I'm afraid if we invite 100 we will get 90. What would you do? Thanks in advance!

I am anticipating the same amount of people as you. We really don't have many more people to invite other than our original 80-85, but I do know most of them will come because it is immediate family. (I don't have many cousins and while FH's family is bigger, it's not that much more).
I think we're going to be inviting 90. We promised our venue 80 people.
BTW, what venue did you choose? I had a task of finding a place that would take less than 100 people.

We have to guarantee 175 - so we are going to invite around 200-210 most likely

Since you feel that your guests will definitely say yes (since majority of your guests are family) invite 90. That way should 15% say no you are still within your number. I say 15% because I highly doubt the percentage would be higher than 20% with majority of your guests being immediate family. Now should you invite 90 and ALL say yes, would you be ok with 90 guests?

We are inviting 190 and hoping for 140-150! It's tricky. You also don't want to invite too little in case you have to guarantee a certain amount of people

Thanks for the input! We are getting married at the three village inn in stony brook. FH and I will probably both melt down if we have 90, so I think I will take all of your advice and stick to 85-87 invited.

Three Village Inn looks really pretty! If you are pretty sure most people will come, then I wouldn't count on the 20% rule since it's an intimate affair. We are trying so hard to cut down our list but it's tough- especially since most of our guests are out of town, we have no idea how many will really end up making the trip!

We actually looked there too! I loved the setting, but was put off by the person we talked to (he tried to upsell us by having 100 ppl and upgrading our package to the all inclusive). We wanted to do ceremony, full blown cocktail hour (not just passed hors devours), dinner etc, but it seemed like we would be spending more than we wanted.
