how much for wood flooring?

how much for wood flooring?

we want to place an offer on 2 townhouses. one has wall-to-wall carpeting that we would like to remove and replace with wood floors.

if there is nothing underneath the carpet, can anyone provide a range of estimates per square foot and what i should look out for and consider?

thanks!

also, what's this 'pergo' all about?

Re: how much for wood flooring?

I can help with this!
At first we were going to refinish the existing wood floors in our house until we found out they were already sanded down a lot and the stains were not going to be able to be sanded. So now we are replacing the wood floor!
We put a pergo floor in the office (a small bedroom). We decided against the pergo floor for the rest of the house because it can't be refinished, but for the office it was so cheap! It was less than $300 for the office. I don't know the exact price per square foot but the room is about 9 x 14.
Now for the real wood floor... we have an uncle who is a contractor and after much thought and consideration we decided to go with pre-finished hardwood floors. You can get the unfinished wood installed and then do the staining and sealing seperately, but we decided to go with the pre-finished because my uncle recommended it (it has more layers of finish on it). it is still real wood and can be sanded and refinished. I am not sure about the cost of installation since we are doing it ourselves but the price per square foot can vary from $4 (for regular oak) up to $20 (for really rare ones). We are leaning towards a cherry floor, it is about $6-7 a square foot. The price also varies on the width of the boards. The skinny ones (2 1/4 inch) are the cheapest, the wider the more $$. We like the 'plank' size which is about 5 inches wide.
Home Depot sells prefinished wood floors by Bruce . We went to a few flooring places and the prices are all pretty much the same from place to place for the wood but I am not sure about the cost of installation.
We have a friend who owns a wood floor business and he is going to buy us our floor with his discount
Ray knows much more about this than me so if you have any questions you can FM me and I can get the answer from him!

I am so happy aout your reply to this question. We are in the process of renovating the house we just bought and we have had the same discussion about the hardwood floors. We opted against Pergo as well for the same reason. As far as the hardwood floors, my parents just installed the prefinsihed hardwood in their house and i could honestly say i never saw wood floors come out as great as these did!!! I love them. We were deciding whethere to do it in our house also, but the only isue is that there are not as many people willing to install the prefinsihed as the unfinished b/c they need to be so much more cautious w / them. So far, we picked out the BRUCE brand in the color 'gunstock' or 'marsh' (we were leaning towards the medium coloring rather than natural). Which one did you pick out and did you have it installed yet? If so, how did it come out? TIA

We didn't pick one out yet actually.
There is a cherry one at the paneling/floor store (damn I forgot the name of it) It is on Middle Country Road near my house. The cherry one I want from there is awesome! Our friend (the floor guy) usually works with Bruce floors so I am going to try to find a similar one by Bruce. It is too hard to see the colors on the website so I am going to have to make another trip to home depot to check our Bruce's colors!
Did you already order yours?
Home Depot has a lot already in stock, some you have to special order. We are going to try to get ours done before Feb. if it is one of the colors in stock

For our entire house, it was $10k. We split the cost with the sellers because the old wood floors had cat urine damage (gross). It was necessary to replace it because of the smell. Doesn't smell at all now.

eta our house is 2200 sq feet.

We didn't order it yet but we were debating between the BRUCE floors in homedepot in the Marsh ir Gunstock color or getting raw wood and staining it exactly how we want. Still haven't made a final decision b/c we keep hearing pros and cons of each. We are still in the process of renovating the bathroom. We had a lot of work to do in there so we will proably not install the floor for a couple of months. Let me know what you wind up doing!

Re: how much for wood flooring?

we actually got a fantastic price on hardwood lately.

We got pre-finished 5' planks of solid brazilian cherry for under $5 sqft (which included delivery from CA)! Even has a moisture barrier attached to each board.

We searched ALL over and this was the best deal by far. Its been delived and is GORGEOUS!

(its sitting in my dining room but we haven't installed it yet.)

I paid about 5.50/sq ft for #1 oak flooring. Hardwood floors have grades depending on the quality of wood and the amount of knots. The price has gone up (at least from our wood guy) to $1 more. It includes sanding and 2 coats of the poly.

Glad I could help! Go get those deals!

They'll send you a sample to see the floor in person. Strangely enough we found them on ebay - didn't bid but contacted them about their flooring. They honored a price well below the current published price on their website. We bought 1000sqft, to cover our 1st floor and it was about $4600...(which included the delivery which took 2-3 weeks)
