As an inital bid for a house that is asking $435,000 for sale by owner. I don't want to underbid or overbid!

You can't tell what you should bid on... until you see recent comps or a market analysis on recent sales.
If all the houses on the street are selling for 600k... and this one is listed at 425.... are you really going to undercut the seller?

it depends on A LOT of factors. bid what you are comfortable w/ and what you think is fair. you NEVER want to insult the seller by under-bidding too much.
