I got a new home!

I got a new home!

I got a new home. Literally. It's a townhouse they're building in Bay Shore. We get to pick out our upgrades this month
We want to choose upgrades that will increase our resale value the most.

Any thoughts?

(1) I was thinking of upgrading the countertops to granite. (it comes with laminate)

(2) my FI wants to have the whole great room in wood floors.

(3) Cabinets come with 32' (I think). the upgrade is the 42' (or whatever is standard to the ceiling)...
(it comes with carpet and tile)

(4) oh! and for appliances...
stainless steel is an upgrade. It comes with either white or black appliances so we're probably not going to upgrade those. white or black????

from what I've heard/understand the things that up the resale of a home the MOST are:

hardwood floors
a redone bathroom or kitchen
a fenced yard

I don't think cabinet size really matters unless the standard doesn't give you enough storage space. I would not upgrade appliances unless you want them in stainless. The brand matters...our new house came with GE Hotpoint which is the lowest of the low, so if they don't crap out before we replace them, we will get our stainless/silver after we re-do the kitchen in a few years.

Oh, for ideas....watch HGTV designed to sell....might give you some ideas on what a buyer wants when looking

Definately hard wood floors and granite countertops...

if you dont want the taller cabinets I wouldnt do it... someone else may come a long and buy your place and change all the cabinets anyway... however, i am a sucker for stainless steal appliances....

definatly take the upgrade in the cabinets....you would be surprised how much you will use the extra storage.

As far as the appliances, I like white...makes the space look bigger and brighter.

Good Luck!

Don't get the cabinets that go all of the way to the ceiling (it's rare that someone can actually reach the top shelf to use it that way). If you're going to upgrade the cabinets, have molding put at the top.

Definately granite and wood floors. Between white and black appliances, I would choose black...but I don't know how much that will matter b/c everyone has a different preference on that.

Re: I got a new home!

elevators are for the 55+ only. our model doesn't come with the elevator. It has larger closets instead.

mine should be done in november, but we're thinking it will probably be done before the end of the year. the entire development should be done by march, I think. people start moving in during July 05.
