I just got off the phone with DH, who met the engineer for the inspection. There are some issues with the electricty. Mainly, the house is 100 amp (whatever that means) so if we wanted to put in even a ceiling fan, the system would not support it. The box is also rusty and needs to be replaced.
The inspector estimated about $2k to repair the issues. DH feels that the homeowners should fix the problem and I told him that was fine. But part of me wants to say screw it, we'll fix it ourselves. The sellers have already come down $15k and took our first offer. What do you think? Do sellers usally suck it up and deal with these things or do they make the buyers do it? Did anyone have similar problems? Thanks.

Re: Inspection Problems- What Can I Expect?
Absolutely try to bargain them down again for the costs. We didn't have to but my sister did on her last house and the owners accepted that it was their responsibility and took it off the bid price. Contact your realtor if you are using one, but do it before you go to contract.

It depends. There were some very minor issues with our house. My dad wanted to get the seller to pay for them. We decided in the long run, it was not worth it. We did not want to screw the deal up at all. So for us it was worth spending the extra $2000. But we also knew that they had other offers.

It depends. In the first house we were buying it had 100 amp service but it was working and they are not obligated to fix it. The sellers would not move on price and in our situation got offended by us asking. But they were jerks to begin with. I would consult with your lawyer.

Thanks everyone.
I just got off the phone with DH and supposedly the seller got an offer for $20k more (I don't know if it was more than what we offered or more than the asking). We decided to fix it ourselves (it will be about 2K) because the sellers didn't feel that they should have to shell out more, which I can understand considering that they took 15k below asking.
I still feel that we are getting a good deal, since the sellers decided to stay with our offer (I am skeptical on whether or not there actually WAS an offer). We lucked out since we will not find anything else so nice for the money. Even tacking on the cost of fixing it, it's a good deal.

I think you made the right choice. If the house is functioning properly at 100amps, you can't really justify an increase for additional things you may want to add. If thats all the inspection found, you're in good shape.
