Dh and I are looking for some investment properties in or out on NYS that we can rent out year round.
We already own a few on LI/ in the City - but with prices the way they are now its impossible to find anything now.
Does anyone recommend any areas out of state - or in state that you can think of that are still worth buying right now - even if the price is a little high?

We're in the same boat, and we're planning on looking in Florida - mostly because FI's parents live there and could look after it. There are some great buys as you move south.

I recently found one in Northern NJ that DH & I are currently analyzing. We like the area because it's close to the city (40 minute bus ride into Port Authority) and the town is nice. I'd look in Bergen, Essex, Hudson, Passiac counties in NJ or more south - Middlesex & Union
eta: the one we found was a 4 apartment colonial across from a train station (train goes to hoboken then transfer to the PATH).

Not a bad idea. I work in Middlesex and Union, and there are areas with reasonably priced homes that would be good rentals.
