Is there a way to see the value of property?

I mean just the land? We saw 2 houses that I would normally RUN from. But they are both on huge lots of land. I think it may be worth it just for the land.
BTW my 2 uncles both own construction companies... and my mom's whole family is in construction so I am not worrying about the cost of work on the houses. They gave me an estimate on one already.

i know in Nassau County you can go to www.mynassauproperty.com & do a property search..It gives you all that information...I am not sure if Suffolk has one...

no matter what the market is like, land will always be valuable. it saddens me that so many people are buying these huge homes w/ no land and spending mucho $$$$. the harsh reality is that when the market turns (10-20 yrs), these people are going to be in a very unfortunate position.

we are at the peak now and you will slowly see prices drop. although location is key, (imo) property will always be in demand.

IMO, you are in a much better position to pay top $$$ for a less than mint home and look towards the future potential resale value (land) rather than purchasing a diamond condition home at top $$$ w/ no land.

Good Luck!

Land is great and all... but also keep in mind its not the in-all... end-all of a deal.

Buying a house that sits on a huge piece of land... knocking it down... building new... you are asking for a HUGE hike in taxes. The county is gonna see that huge piece of land... with a brand new house put on it... and all of a sudden you now pay more taxes than anyone else in your neighborhood.

Just another side of it.

There are ways to get around that...like leaving up an existing wall of the structure, etc..

There have been 3 buyers in my area that have done just that.

Julz, your agent should be able to give you a copy of the MLS listing that has the land assessment value on it, usually towards the bottom.

Yeah I heard about that. Thats good info to know. I don't know if I would chance it though. I heard certain counties (like Brookhaven) can be real jerks about stuff like that.

You are right about the town of BROOKHAVEN!!!

A guy in my neighborhood left a few walls, knocked down everything else, put up a big home...and his taxes went up to $32,000 (they were in the low teens!)

However, taxes in my neighbhorhood are just completely insane! My neighbor's went up to $36,000!

Yeah - brookhaven does stink with that.... I understand that they have a hold of development of small empty lots. We actually just let one house go because we were afraid that we couldn't build on the land.

I would say try domania.com

If there are other plots in the area that sold, you could perhaps compare that way.

I just did a search on mynassauproperty.com

and I discovered that the property we're interested in is sooo NOT near the value of the asking price. Definitely check that out.

I have heard that any rennovations in Nassau will automatically increase your taxes. I'm not sure if that's 100% accurate though ??????

What about for suffolk?

for suffolk try Domania. although not as detailed as the nassau site, it is still a great research tool.

Domania

Just a warning about the mynassauproperty site, I'd use it as a directional guide, but homes in my area are going for a fair amount more than what is listed on there. IMO, The county assessment isn't indicitative of what the current housing market will bear.

For example, according to the website my house is worth $358,000 but I know that a similar home on my block have recently sold for $485,000 and I have a bigger piece of property.
