Noticing when going through listings all of the jargon the real estate agents use...and then wondering what exactly it means! Here's one:

Conveniently located within walking distance of two stations = in the middle of nowhere!!!!

'quaint' = 300 sq feet

'needs tlc' = sh*t hole that should be teared down

'maintained to perfection' = shag carpets and paneling throughout

'updated' = crappy cheap accessories to make it look better to the eye

'spacious studio' - a whole 300 sq ft

'Lovely Three Bedroom Co-op' - Really a two bedroom but we put up a wall on one half of the kitchen and made and extra bedroom the size of a pantry...

'Fix me Upper' - Knock me down and start from scratch...at least the so called 'fix me uppers' we've seen...

Excellent- crappy condition

Mint- OK condition but needs updating

Diamond- hopefully all you need to do is change the paint and decorate.

Those are the real terms so unless you want a real fixer upper look for mint + or diamond.
