Hey!!!!

Rich tells me that our wonderful communte in the morning isn't too attractive but I can look to see if anything is available by us. Sometimes other people advertise too so there might be something closer to the LIRR for you - I'll keep an eye out!!!

Thanks so much! I figure you never know where things come from so good to keep all avenues open! I have to say we are a bit spoiled from our commute now but we are really excited to hopefully own something of our own.
Thanks for your positive energy!

Ahhhh.... well I can definitely speak for Queens. I live in Oakland Gardens area of Queens. If you are unfamiliar... its around 73rd avenue and Bell Blvd. VERY QUIET... residental area. Its very nice where I live.

I live in Windsor Park... which are the 6-story apartment buildings. If you prefer 2 story garden apartments, you have Windor Oaks, Bell Park Estates, Alley Pond Owners Corp, and a few others.

1 bedroom apartments in Windor Park (where I used to live) will run anywhere from 100k-140k with maintenance somewhere between $340-440 a month. I used to own a 1br here... but I just sold and moved into a 2br in the same complex.

2 bedroom / 1 bath apartments in Windor Park (where I live now) will easily start at 180k (I doubt you will get it cheaper than that currently - but it doesn't hurt to check). They can run as high as $215k. Maintenance for these will run between $460-$580. If you want 2 bathroom apartments here, WP has two newer buildings that have these... but these apartments are a lot more expensive and not worth it IMO.

Windsor Oaks has only 2br apartments. They have a 'small' model and a 'large' one. These apartments can run anywhere from $150k thru $210k. Maintenance is about the same as Windsor Park... maybe a little more. Windsor Oaks apartments are definitely nice... but my biggest turn off with them was the absolute lack of parking. Its VERY difficult to find parking... and even though they give you two parking stickers... most of the times all the private parking you would be entitled to use are all taken. Parking in Windsor Park is much easier... and reserved spots in Windsor Park are easier to get.

There are no trains around this area... however the Express Bus runs right through this neighborhood. There are two buses, one that takes you through midtown manhattan, and the other that goes to wall street.

Hope this helps! If you want to see listings for these apartments... go to newsday.com and look through their real estate sales classifieds. For the neighborhood... just put BAYSIDE.

We have a Jr. 4 in Bayside (2 blocks from Bell Blvd and 46 Ave - 2 blocks from Northern). Love it and the neighborhood. You can walk to the LIRR, express bus, local bus. Lots of rests & bars in the area. I take the express bus to midtown and it takes 40 mins, LIRR takes 25min.

Prices in our complex range... 1 bedroom - $140-160. Jr. 4 $160-190. Maintenance from $480-600. 2 bedroms - have No idea!! There hasn't been one for sale in over 2 years!

Good Luck!
