Making this our official ' House searching Thread '

Original post by curiousgeorge

This is our official house searching thread...real estate and all!!! DH and I have been searching the market for over a year and I prob have every house on mlsli memorized!!! We have ultimately narrowed it down to very few and certain areas after going every weekend to look around. The areas are, Sayville, west sayville, great river, Oakdale, East Islip, Possibly Bayport and Bluepoint ( a little to far east though )

On the North shore which we are considering also, we are looking in, SMithtown, port jeff, some areas of port jeff station, centerport, northport and setauket.

So far we have found some amazing deals...but I have NOT found that PERFECT house...I wonder if there is such a thing???

SO ladies...lets help each other out and talk real estate....!!!! Anything goes!!!

I live in Patchogue. Like someone said be careful in medford. Make sure the school district is Pat-med and not bellport. Some parts of medford are too close to coram and there is ALOT of crack heads and heroin addicts. So be aware of what area medford you look at. but if its more on the north side of medford that is a nice area. LOL

I was just researching that....I would prefer pat med....no offense to crack heads, but I would RATHER NOTTTT live anywhere near the vicinity of that area...and other certain areas as well. But I dont want to say cuz I dont want to offend anyone

what a great thread we have been looking to buy a home since the summer-- it is hard & we are looking in the bayside, glen oaks, floral park, new hyde park, etc area-- its not easy we havnt found what we are looking for yet-- my father is an investor and so I have access to MLS, so I have seen basically everything for sale with our required credentials-- I just wanted to add-- If you want to know what type of area a town is you can google it-- or look at citydata.com it will tell you everything you need to know!!

Also I just wanted to say that if the house needs a little work you can really save a lot on the price.. and as stated abovefor a 439k an offer of 400k would be fine.. If you even offer them 395k or maybe a little less you would really be surprised at how much less the houses are selling!

Good Luck everyone-- I know A LOTTT about MLS and the buyers market-- feel free to ask any questions ladies

honestly, this is my fathers job...he buys houses and buildings, fixes them and sells them.. He has been saying the market will continue to drop for about a year and then it will rise again... you can look but unless you truly fall in love with a house there is no immediate rush to buy a home!!

we are too-- i didnt know my father had the MLS codes so we were using a real estate agent-- we saw soo many homes and wasted our time-- they were either in bad locations ( across from a highway...on busy streets, etc.) or the house was soo ugly and old on the inside--it was just soo frustrating and depressing.. but now that I can do it myself its a lot easier-- we havent been looking the past couple of months but we will start up again!!

good luckk

Bayside is a great area... our range is about 600k and the houses over there are horrific for that price everything decent is over 800k-- my FH lives there now & he wanted to stay there-- but I want at least 4 bedrooms...so we are looking on the queens border--- we are both just soo picky-- we dont want to do too much work-- and want new bathrooms lol- (we have already seen the oldest ones imaginable) and the home needs to be detached and have a decent lot-- I live in smithtown currently on an acre so a 30 x100 lot would never happen-- so many factors

We didn't look in Bayside but we looked in whitestone the nice homes are DEFINITELY over 700 there, which was fine but they were 20 X100 lots or the most 40 X 100 lots...ugh! Also, it was more home than yard, which we didnt want.

Re: Making this our official ' House searching Thread '

yes-- we started there-- bayside, whitestone, bay terrace, beechhurst, malba-- the money isnt worth it for what youd be getting-- let alone the school district isnt as good as long islands-- you are paying more for the home because the taxes are so low- (1k-3k) because its queens. We will find something eventually lol--- its just frustrating-- & the fh is pickier then I am lol so that makes it even more fun lol--- but im a true believer in everything happens for a reason--

good luck everyone!

It's definitely acceptable to start your bidding at 10% lower than the asking price, unless there are substantial areas of the home that need improvement. In this market, and depending on the neighborhood, I'd be really comfortable starting at 15% lower. It's so important to realize that you are probably close to the only person who has been to see the house...don't let them fool you with a sense of urgency. You can stick to your bottom line and not waiver. Chances are....unless the current owner has overfinanced ...they'll take your offer. This is the perfect time to be an a**hole buyer! Don't compromise on neighborhood though....I did...and I'm paying the price now. Good Luck....

FH and I have been house hunting for the past 2 months and at times it is aggravating b/c these people ask for such a high amount and their house is basically falling apart.... or they are asking for a decent amount, but the house is falling apart so it is not worth all the $$ you are going to have to put in it.

I was getting extremely frustrated think we will never find a house, but there is a light at the end of the tunnel and I see girls are buying houses so it makes me feel a little better.

I know exactly what you mean. FH and I went to open houses yesterday and couldn't believe the nerve of some people selling their homes for so much when there is all this work to be done. It's ridiculous!

We did find one that we are hoping to make a bid on though!

Girls be patient, and remember, you can bid A LOT lower now, it's a buyers market!!!! We bid on a house in September and the sellers called us on NY Eve accepting our offer!!!!

I NEED to hear more stories like this one!!!! Do you mind telling me how much less you bid? Congrats

You can't really go by a certain percentage because it also really depends on the seller's situation. Do they have a house already and need to get out and don't want to pay 2 mortgages anymore? Are they empty nesters that want to downsize to a smaller home? Are they moving out of town? It's always important to find out this information. If they're motivated they'll negotiate.
