Anyone have or looking into purchasing a modular home? I have no idea where to being in this process. Do I have to find a piece of land myself?
I was thinking that if I could get a piece of land...then buy a manufactured home to put on the property...I could do this for cheaper than new construction. Any advice? I'm looking in Northern NJ.

Re: Manufactured homes
Are you looking for a manufactured home or a modular home? Manufactured homes are those that are either a single wide or a double wide (sort of like trailer park homes) and used to be known as mobile homes because they are not built on a permanent foundation. They are much less expensive but they also devalue quickly and don't have a lot of resale value. Plus you usually have to take out a special loan to purchase them, because banks won't allow you to take out a mortgage due to the depreciation issue.
Modular homes are those that are built in a factory and then trucked to your home site in 2 or more pieces. They are then placed on a permanent foundation and joined together. These are considered regular homes and you can get a normal mortgage. They are often less expensive than a stick built home because labor costs are lower.
Hope this helps.

Re: Manufactured homes
I dont have a lot of information for you but a friend of mine is the process of constructing one in Southern NJ. They bought the land and purchased the house seperately. I have been told they had a very significant cost savings but they are really 'putting it together' themselves. I dont know what kind of savings you would have if you had to call in all the different trades.

Re: Modular homes
Not too close. I am off 287- near Wayne. Most people know where that is.
We should have a NJ get together! I think there are a few of us here.

Re: Modular homes
Hi! This is what the modular homes of today look like & they are a great option!
Here aare links to a couple of leaders in the business.
my father in law owns one in Southhampton it is gorgeous- and very very affordable. And it took no time to build the only thing is you must buy the land first- And somtimes finding land that is easily buildable is not easy and requires many steps before the actual builing process.
