mortgage broker??

as i have previously posted, FH and I are looking to buy my grandfathers house. I am not sure if we should get a mortgage broker. the sale is within the family and we are not using a realtor. I guess we need a lawyer too?
if we get a broker, what do they do? how much do they cost? sorry to sound so stupid but i am soooo new at this! if a broker shops around for the best mortgage for us, will there be numerous inquiries? can any of you recommend a broker that you used? TIA

I FM'd you. We got a great rate.

Re: mortgage broker??

If you have good credit, go through a bank...many brokers charge middleman fees for their service.

If you are looking for a mortgage and have different places looking at your credit with 2 weeks, it will not affect your credit score.

Let me know if you have any more questions. I'm a loan officer.

thanks mandy!! Do you know how much those fees would be? how would i choose which bank, do i just call various ones and see what they can come up with? also, would a broker better help me decide which kind of loan to go with? TIA

They all charge different fees so I would be able to tell you exactly how much.

You can go to your local bank and try calling other ones to get different programs...based on your situation, I'm sure they will all come up with the same types of program for you.
