I would start with your bank. I used a mortgage banker at Chase. Let me know if you need a referral. Get pre-approved and get your credit checked to see where you stand. Most rates will depend on your credit and income. There are also no-credit check and no income check mortgages out there but the rate is higher.

I can suggest my broker. FM me if you want his info. We haven't actually been pre-approved yet but he pre-qualified us over the phone.

I got a great rate with Wells Fargo. Nevermind the fact that I got a good rate in my name and income alone (my husband had bad credit).

My husband is a mortgage officer at Chase. He is happy to answer any questions regardless if you use him or not. FM me for contact info.

My Hubby is a Broker
but he really specializes in less then perfect situations- weak credit scores, not stated income etc - mostly re-finaces- and people who flip houses and therefore want unconventional mortgages
I would go to your bank first- Citi bank has 1st time home buyer siminars
