Re: Nassau County Towns
levittown has some of the best home prices around, but the school taxes are high. just thought i'd give my 2 cents. I think wantagh, rockville centre's taxes are high too ... bellmore might be good. i know the wantagh/bellmore/seaford/mass area pretty well ... so if you have any questions, let me know. I live in hunt sta now, and the house prices are dropping, but you have to be careful about what block / area you choose - some of the areas are reeeealllllll ghetto.

I am from Wantagh so I know the surrounding area well. Wantagh is pretty high in taxes...around 8000. Levittown is slightly lower, but still high...fm for more info!

Re: Nassau County Towns
Well as Mina said, all Nassau towns have high taxes. One thing you can do is avoid looking at towns that are Incorporated Villages such as Valley Stream, Lynbrook, Rockville Center, Garden City, etc. because they have a village tax on top of the county tax. A town like Oceanside doesn't have the village tax and has some very nice homes and a good school district.

Re: Nassau County Towns
hey mici!! i didn't know that the villages were higher. see i done learned something new..
coming from the city though,, really really prepare yourself for the sticker shock.. go to mlsli.com and just type in any random city, and look at houses and see the taxes.. it's a HUGE jump from the 1200-2500 city taxes to 8500-10500 LI taxes.. it changes the price point for the houses you can afford somtimes.

Yup, in Villages, they add their own taxes on top of it! The house we're in contract with in unfortunately in a village so we have to pay extra. House prices go down, but taxes never do!

Re: Nassau County Towns
I have to agree with everyone who posted about high taxes.
It honestly doesnt matter which town you live in, the taxes are high everywhere.
I definately agree about staying away from towns that have incorporated villages, because that adds extra tax as well.
I have looked at condo's in Nassau on MLSLI and most of them the taxes are 5k plus maintence a month. So even the condos arent that great on taxes

i live in a village..
here's couple of other hints..
1. pick a district based on the school.. 2. try to get the worst house in the best neighborhood and school district will normally wind up benefiting you financially in the long run...for ex. (and this is a stretch but it demonstrates the benefit...) buying a house in Hempstead that falls into Garden City schools..lower taxes, lower property cost, but higher value, as u'r in a better school system.. 3. research the school districts to stay away from... and STAY AWAY FROM THEM!! Even if u'r a die hard private school person or plan on never having children, ur house's resale value will decrease if the school district *****.. 4.. think of u'r purchase not only as a home but also an investment.. u want to get a return on it at some point. 5. location, location, location!!
good luck!

Re: Nassau County Towns
We looked in Levittown (Island Trees and Levittown schools), Wantagh, Bellmore, Massapequa, Farmingdale, and East Meadow. JMO, but all of these are great towns with reputable school districts.

Re: Nassau County Towns
I live in Levittown and we too are looking to stay in Nassau the olny problem with most Levittown houses are that they dont have basements which are really desirable, the school districts are great we are trying to stay in the Wantagh, Bethpage, Masssapequa ,Seaford area. As far as Rockville Centre , i work there and my issue is the parking is terrible in the town, plus they have a no cars in the street after a certain time at night rule. But the school districts are great good luck and do alot of research
