So SIL is a realtor and she has been begging me to see this 2 bedroom cottage in Smithtown. It is very tiny (not much bigger than my 1 bedroom apt now) but it is soooo adorable!! Well we got pre-approved for a mortgage and the lawyer is passing our offer over to the bank!!!! (it is a short sale so the seller has no say- thebank decides) I am in shock! I can't belive things can happen so quickly! We just started entertaining the thought of buying a house this past weekend! I hope we aren't rushing into things but I can't help but be excited!! Just hoping the bank accepts our offer. Will keep u ladies posted!!

thanks girls- I just scheduled the engineer for Sat Apparently with a short sale you need to sign the contract before the bank will even look at you so we need the engineer report first. $450!!!! is that the going rate???? The house will take like 45 min to survey it is that small!!!
The house is off Terry Rd - between Jericho and 347. It would be a schlep to work but soooo worth it!!!!

Thats so exciting. I will be house hunting soon too..our lease it up in December..except im from pittsburgh so I wont get to look in the fancy ny areas..hehe
