If you had a choice between two houses, which one would make more sense to buy. The first house is brand new, you would move in and not have to do anything just a little landscaping. The second house needs work, nothing is new and the backyard is huge not a normal size backyard, like you could fit another house back there. Both houses are the same exact size inside. which is the better option moving into a new house or moving into a house that needs work but much bigger property in the backyard?????

Yes, they cost the same. My fiance wants to buy the house with the bigger backyard and I want the new house. He feels we can fix up the old house little by little but who has the money to do that right after you just purchased your first home?

Re: NWR: I need opinions on house buying
Well it all depends on whats most important to you. If you do a lot of entertaining in the summer,,plan to have some kids running around..maybe put a poll in there.. I'd say go with the big yard...IF that's a priority for you....
I know I wanted a house I could entertain in....BUT...if you don't have the money to redo the other house...and the yard isn't a priority..then go wtih the house with the smaller yard and nothing needs to be done to it..
Working on a house is hard work and takes a lot out of you...so just keep that in mind.. My house..nothing needed to be done to it except a roof.....worked out perfectly!!!
The smaller yard??? is it to small to enterain or have kids play??? If it's a decent size for that....then def. go with the smaller yard.. Less maint..and less work for FH

Re: NWR: I need opinions on house buying
For me i would pick the one with the yard. That is because I would not have to pay for labor to fix up the older house. Between my family and DH's we have an electrician, a plumber AND many VERY handy men that all basically made our apartment from empty space.
If I knew I would have to pay for the work and not the materials I would choose the new house.
Good Luck!

Re: NWR: I need opinions on house buying
i think it depends on what's important to you. have you always wanted a huge yard, or a brand new house? are the prices/taxes/school districts equivalent? that would be my deciding factor. if they are, i think it comes down to how important a huge yard is for you, and if it's worth the cost of fixing it up.

I would also think about how far are the two from your jobs, school districts ( good or bad) early to think about but it is also a selling factor in the future. Do you have animals?? We have a yellow lab and went for the bigger yard for her to play in- plus we have two kids bigger yard more play area (we are putting in a pool this year)- make a list and that should help you pick your house-
not sure if i helped you but its more to think about!!

Re: NWR: I need opinions on house buying
definately the newer one..me and fh are horrible with landscaping and home improvement..luckily our house was only 5 years old when we bought it and everything is practically brand new..which means no fixing for us! But even if you go with the house that needs work and its cheaper to begin with..it can end up being more money in the long run if alot of repairs are needed..especially if you need new appliances..be careful!

You need to think about the price too. How much is each house. With the one that needs work you need to work in how much it will cost to make it what you want. Then you can compare the 2 houses to each other. Also are they in the same location. How is the neighbor hood, the school district etc.
It is not that clear cut.

Your gonna have mixed answers on this...
I would buy the fixer upper. Its bigger and you could do more to your liking. If FH is handy and your up for go for it. If not then go with the new one - some people prefer that

hard to say i would way out the pros and cons of both houses and see.... you need to consider everything: money to fix up old house what to do with huge yard is the smaller yard too small to enjoy landscaping large yard school district taxes commuting to work close to family etc......

they are both in the same town, good schools, and taxes are the same....the only deciding factor is the yard vs. brand new house.

Re: NWR: I need opinions on house buying
IMO- there are a few deciding factors, but a major thing is - how long do you plan on staying there? Because the house with the larger property will probably have a higher resale value in the future..so it's probably a better investment in the long run. But, you definitely have to factor in the cost of renovations..

Re: NWR: I need opinions on house buying
i am going from what i have seen.
new house = tiny lots because they make little mcmansions (big house but no yard so they can pack house on top of house).
For me I would hate it, plus for me most new houses have very little character in them. You can pass a dozen of them and they all look the same.
Questions to ask: Are they building anymore houses near this new house? if so how close to this house/yard?
The fixer upper - how much is the fixer going to cost to fix? If the work is going to be half of the worth of the house i may sacrifice the yard and go to the new home.
Newer house - is the work guaranteed? Its an odd question but i hear some new homes get referb appliances/cabinets/fixtures and they break with in a month of moving in. I saw on tv that some new homes come with a work guarantee since you didn't supervise the building of the house.

i agree with the points everyone else has brought up...so you'd have to take all those things into consideration.
assuming everything is exactly equal...i would chose the older house with a big lot. its harder to find affordable housing with a decent size piece of land....u can always update the house as time goes on or even knock it down and build a new one.

Exactly how I feel.
The land is going to be worth more in the long run.

Totally aggree with all the points made.
A new has has the appeal of being new but a big yard has the appeal of expandability..eventually you can remodel and even add-on to that house or put in a pool. Honestly it really dpends on your long term goals and finances.....Good luck..I wish I had that choice to make

Also, I'm not crazy about NEW houses...the kinks haven't been worked out usually. It's gonig to settle and need to be painted again, maybe even spackled. who knows how well the plumbing, heating, electircal systems will hold up..
Is it just built, by a builder?

Re: NWR: I need opinions on house buying
09er crashing...
I just bought a house in January. We were very fortunate that it didn't need any work and we were still shocked at how much work it took to make it our own. All we did was paint when we moved in and now we are doing some minor things outside. We had originally had our eye on another house that needed so much work and I thank god every day that we did not get it. There is so much to do when it comes to owning a home that I could not have imagined adding construction on top of everything. IMO I really think you should save yourself the added stress of repairs and go for the new house. Good luck!
