NWR: I NEED YOUR ADVISE

My best friend is a real estate broker and atty. she makes NO MONEY!! She works for my brother in laws small firm...her and her husband just had a baby....and she's working part time now..

my other friend, J, asked if she would show him and his FW house in western Nassau...they looked for three months..she drove from Suffolk to Nassau every weekend.

My friend J then went with another broker to look at some 'exclusives' which my bf was ok with b/c she couldn't show those brokers house b/c they are exclusives.....then the other broker decided to take them to NON exclusives knowing they were working with my bf..extremely unethical!!! They ened up buying a Non exlusive house through the other broker leaving my friend with NOTHING!!!!!

Im furious with him. my BF specifically sat down with them and said if you go to open houses or anything you must tell them you are working with a broker..this broker knew they were working with her...

Do I say anything to my friend who screwed my bf out of $11k when the sooooo need it!!!

WOW! That is a tough call. I know I would be extremely angry too and would want to tell my friend off.

Just to play the devils advocate -- is it at all possible they had reason to go with the other broker? Maybe something else happened that no one told you about to keep the peace?

I guess my advise would be to calming ask your friend why the sudden change in brokers? And then take it from there.

i would play dumb and ask a question about your friend whenever they talk about the house and make them tell you the went with someone else and then say...'but you had jane smith as your broker.... that was unprofessional of your realtor for doing it and of you for going along with it, dont you think?'

I dont see why its unethical at all- your friend should have had them sign a Buyer's Contract and then she would have been protected and they could not have bought anything that was not an exclusive through any agent but her. This is standard practice in real estate and I dont think your friend did anything wrong.

thats so frustrating! But its more the fault of teh other broker than your friends. Your friends were in the middle of stressful house hunting. It was the unethical broker who scre*wed them more so than your friends- from the sound of your story. They may have been under the impression the house the were looking at was also an exclusive.
