OMG! They called and asked if we were still interested!!!!

So, here is an update.... WE GOT THE HOUSE!!!!! We lost it on Monday when we were outbid by someone who thought they could get into the house by July 15th and could give 10,000 more than us. (We had given a low offer). Well, we moved on and started thinking about other houses and this morning the re calls and says that they will give us the house on our terms- the prospective buyer got cold feet b/c he had to sell a coop to get the money. They are so tired they just gave the house up. 59k below initial asking, 34 below final. YIPEE!!!!!

Pray that contract gets signed and everything goes through!!!

the best we could get was 10,000. below asking and that was like pulling teeth!

Niecey- We are actually moving to Rye Brook, a small town in Westchester County about 30 minutes out of the city. The cool part about the house is everyone who lives there gets private beach access, the house is on a quiet street and the schools are unbelievable. There are only 1281 students in K-12, with a graduating class this year of 65 students. The town only has a 3 mile radius and is bordered by Greewich Ct, Harrison and Purchase, NY.

From what I have read, LI is a little bit of a tougher market. The overbidding that occurs is ridiculous!

Gorgeous area!!!! I went to college in Westchester and use to date someone from PortChester/Rye border so I am kind of familiar!

It is great that you can move in quickly - it makes you a great buyer for someone anxious to sell. We also went in low - - we just thought the house was worth XYZ and we knew we would want to replace siding, roofing and windows asap. So we also got our house about 40K lower than asking price - which was their second asking price - the first was 20K more. Supposedly they had other higher bids but we were able to close in 5 weeks and DH works for a major bank so they figured we wouldn't have major mortgage issues. Being a good buyer like that can totally work in your favor!!
