FH and I had started to look at homes about two weeks ago, had been out 3 times, well we found one we really liked and put in an offer and it was accepted. It has been a busy week. At this point our next step is the engineer's report this weekend. What should we expect during his review of the house? What questions do you suggest we ask? All input appreciated. Thanks.

Re: Our offer was accepted
It is a cape in Rocky Point. I am very exicted but so nervous at the same time. I was so nervous making the offer, but now I am happy we did.

Re: Our offer was accepted
My good friend is a teacher at Rocky Point Elementary.
Nice area. I have a couple of friends who live there too.

Re: Our offer was accepted
congratulations!!!!
I would suggest getting an impartial inspector...ie not a recommendation from the seller or seller's agent...
also ask your RE agent if they would go to the inspection and point out all the things that they see...
don't forget insect...and water damage...
how long does the roof have...how is the foundation...water heater...furnace...structure...

Re: Our offer was accepted
First congrats!
Make sure they check everything possible and run all appliances. We thought our inspector did a great job - he seemed very thorough. But we found after moving in the back door didn't even open (he had noted water damage -rot of the bottom part of the door - wound up - it didn't openand I guess he never tried) and that the sprinkler system didn't work completely (but since it was too cold of a day he could run certain things.) I also agree don't use an inspector from the realtor. My lawyer recommended a couple and we chose one of them. Also, if you don't understand something ask questions. Once you ge the report - don't be afraid to ask the owner to make some of the repairs. We didn't have any major issues but there were a few that we felt were their responisbility to fix...like sealing toilets and something with the gas line to the BBQ.

Congrats!!!!
I just had the inspection done on my house last Tuesday and I think Denise said everything perfectly. be sure that whatever is on the engeineer's report that you want the seller to fix goes into your contract!
