Now I am about to freak out!! This is the 3rd home we tried for. The location is not ideal - it's not bad though, the neighboorhood seems cute. But, we were hoping for something a little closer to DH job. But, it's a cute place, so I think I'm excited. We still could change our minds, right? DH is very excited - he's already planning how to set it up. Unfortunatley, we have to be out of the place we are in - well, next week basically, so we're going to stay with his parent's for a while. The people in this house want to get out soon, but looks like at earliest it will be May/June, possibly not till august. Should be interesting!! I'm not sure I'm ready to be a homeowner but, I hate wasting money on rent.

Thanks! I'm not really sure exactly why so long. I think part is that they are moving out of state and don't have a place yet - plus I think they have kids and might want to finish out the school year. Also, there seems to be some sort of deal with the mortgage they have where they've only been in for about 2 years and I think they are looking into penalties for selling so soon.

Congrats!! Dont worry our closing is set for JULY 1ST!!! Its horrible to have to wait but what can you do?? Also, you can withdraw your bid easily (to the best of my knowledge) up until contract. I think you can still change your mind after contract but its alittle more difficult!!!
ETA: where is the house??

Congrats Pam! It can be a little scary at first but them once you are all moved in it is great fun to sit in your backyard and think, 'That's my tree..I own it!'

Thanks everyone!!! I am really excited, but really really freaked out!! New adventure, right? Now we need to work on the inspection. Can anyone tell me what the normal/average amount for this is? We were quoted a little uner $500 and I'm just not sure if this is a but much! Thanks again!!

Re: Our offer was accepted!
I am paying (tomorrow btw) 445 for the inspection which includes mechanical, structural, and a certified termite inspection. We are paying an extra $80 for a lead test on our water and an extra 125 for them to check the cesspool. The company I am using said the orig fee is based on the selling price of the house. Hope this helps.

We just paid 375 including termite! THe guy was really nice and thorough! He even lent us a laser tape measure to get room measurement! and he emailed us a copy of hte report that night and mailed the original soon after!
