Ok without jinxing us ( I am knocking on wood right now) I need some prayers and crossed fingers. I posted a while back about a house that was being offered to us by a friend of the family whose mother was ill. Well, his mother sadly passed and he is ready to sell to us. DH and I feel like we are destined to have this house as there are some weird things that have happened. Anyway, we are in no position to take out a mortgage as I have recently lost my job, but my mother does not want us to lose this house as it is a great deal in a GREAT neighborhood. This is probably our only chance to live in Nassau. So she is going to take out the mortgage and both our names will be on the house and in a couple years she will sign it over to us. So I need some prayers that everything goes smoothly and we get this house. My mother is going next week to talk to her financial advisor to find out about getting things done. So please cross your fingers and wish us luck!!

Well, as of right now it is not looking too good, but I am still keeping my fingers crossed. My mom spoke to her financial guy today and the way everything would work out, our mortgage, taxes and insurance would be $2500 a month for the first year until we could refinance. It is so high because we have to go through the first time home buyer rates because I am unemployed right now. I told my mom I had to talk to my DH when he got home, but I know that he is just going to laugh at me. We already discussed what we could afford and that is no where near it. I am staying optomistic however, and I have been looking for jobs and sending out resumes all morning. SO I sk again, PLEASE keep your fingers crossed that somehow I get a job and we get a lower rate and we can afford this house. This is probably a once in a lifetime deal and its probably our only chance to stay here in nassau county!!

You can do it!!!! I wouldn't want you to live above your means...but really carefully go over your finances...What things could you refinance..car loans, credit cards etc... If you really feel this house is perfect..sometimes jsut cutting out eating out can free up alot of extra money...sometimes you don't realize the latte factor (Oprah term )
Reallt sit down and carfeully decide...Sometimes we sacrifice things for the long term gain/ But again don't do it if you can't afford it..

oh and what type of mortgage were you looking into???
sometimes a piggy back loan can cut off 200 on your monthly payment...
FM me for my bank guy..he's wonderful he'll talk to you over the phone if you need to..a second opinion alwyas helps..
I thought we were doomed to..DH has his own business and we had to go for a no income check mortgage..but This guy helped us soooo much.
