Please help with downtown NYC driving directions

I'm trying to give someone directions to 42 Broadway (they are driving in). I used to work down in that area but don't remember all of the names of streets - please help!

Please help with directions from the FDR drive.
Thanks!

p.s. - I tried Mapquest but they are giving me the brooklyn battery tunnel and we don't want that.
