Re: Porch questions??
you need a building permit to do anything to your house, especially outside work and if it's cemented in you will definitely need a CO.
the minute you add anything to your house your taxes will go up. i'm convinced that's why they require the permit, so that it gives them the green light to charge you more $!

Re: Porch questions??
if you plan on living in the house for the rest of your life and then passing the house on to your kids to live in forever, then most people dont get CO's. but it will definitely become an issue when you go to sell the house. when they run the title report they will look for all necessary CO's. and if you don't have it, you will either have to give the buyer a credit for it or if the buyer demands a CO then you will have to apply for it and that will delay closing.

Re: Porch questions??
Can't the town also get tricky and charge you back taxes for something you failed to get a CO for?
That could get scary.

Re: Porch questions??
my parents bought the house they live in now back in '02 and there was no CO for the deck. the sellers gave them a credit to get one on their own and the sellers were never billed back taxes for not having one because there's no way for the town to know how long ago you put it in. but keep in mind the taxes will go up the minute you get the CO.

What does give a buyer a credit for it mean?

the seller will have to deduct 'X' amount of dollars off the sale price so that the buyers can get the CO on their own.

Re: Porch questions??
I thought that if your mortgage company doesn't care about the CO-you don't have to worry about it.
You could get assessed down the road and have to pay taxes on it.
