can anyone reccommend someone? is a broket better than a bank but is it more money? i have some many concerns, we are looking but everyone keeps asking us 'r upre-qualified yet?' i think we better just go, this way we can really start looking and if we see something we can jump on it. SO anyway, can anyone reccommend a banker or broker, we live in levittown, wantagh, bellmore area. Thanks sooo much!!
I can tell you (I'm a realtor) that having a prequalification makes you a much 'better' buyer than one who doesn't. So, if a seller were to receive two offers that were exactly the same on both price and terms, they would probably choose to go with someone pre-qualified. Your best bet is to talk with a mortgage broker (FM if you want a recommendation) and get the ball moving. You don't need to wait to look at houses until you get it, but it certainly helps when you are ready to make the offer.
when is it time to go see a mortgage broker? we want to buy a condo and have it by at least 3 months before we're married (2/05) When should we start looking and when should we contact a broker??? I'm so confused/nervous/scared!!!
You can see a mortage broker to get prequalified but the 'quote' that they give you (how much you can spend for the going %age rate is good for 90 days/ 3 months)Being pre qualified helps you to get in to see homes/ condos & townhouses. and you can always get another pre qualification if you need more time. He was reffered to us, tell him Nancy & Dave Sent you (We are in contract on a home in Farmingville)... He really knows his stuff. He's honest & lagit. Also if you see him soon enough he can help you get your credit in order ... I also know a fantastic lawyer if you need one later ... BTW a lagit realestate lawyer should charge you no more then $1000. and no less then $750.00.
If you go to a bank first they are going to charge you lots of $$$ to complete the paperwork.
Here are some websites to search for homes to get an idea of what you want.. www.mlsli.com www.foxtons.com
Look into a SONYMA mortage (they have a website & they are a government owned) They currently offer a FIXED 30 year 4.25% interst rate and pay your closing costs if you qualify...When i say i pay i mean pay the cost does not get redistributed in to your mortage, thats like a $10,000 savings! NICK can fill you in on the details...
