Re: price for additions to a house
I am not sure with additions but the noraml rule is 100 per sq feet for a new home.
I do know that sometimes they give you a price and when they open up the wall, they are sometimes in for a major surprise.

Good question - I wonder what the average price is to dormer an avg sized cape?
Erica - you probably don't even have capes in SD!

it depends.. esp on a dormer.. do you want the price for the just the frame or are you dividing the space up into rooms? are you adding any bathrooms?

ooh.. just thought of something else.. it's dif if you're building within the space you have.. for ex. we're building out our entryway into one the bays of our 2-car garage..
this isn't the one I was thinking of though...if our bid is accepted on friday...we will need to replace the back wall of the house...and DH is nervous about the square footage...so I suggested pushing it out while we get the back wall done...but we can move up as well...

that's not here right? I love it.. it reminds me of a Spanish Villa! where is it located?
you also have to get permits to do such a thing as well as probably getting architects to come in and a plumber, if there is plumbing there..

no its in San Diego...we haven't looked at this one yet though...
I don't have apicture of the specific house, but it is Spanish style - like this...but in MUCH WORSE condition:
we would be expanding the family room...so no plumbing involved...but if we went up I think we would have to go with a bathroom addition...
we bid on a house...and now they are raising the price...and we are just wondering if it would be worth it...

Have you had an engineer look at the house? how is the house structurally? I would be concerned with that.. changing the actual exterior of the house (which I'm assuming is an older house) may have a great impact on the house itself.. I would check out the engineer's report, if any, first..

I don't know about prices, but just wanted to say I love those homes. You see a lot like the two you posted on House Hunters on HGTV. I love that show!

no inspection yet...until our bid is accepted...but they just raised the asking price...so if they counter offer us (our bid is already in) I am wondering if it is worth it...
we know that it will need foundation and structure work...but the house I posted...on sale in the same neighborhood is going for $200K more...so I think with some work...we can have that too...I just hope we don't have to spend more than $100K fixing it up...

Foundation is a big deal.. Do you have someone that you know that is doing the work?? I would say bring that person with you to look at the house before you counter-offer.. at least get a round about estimate of how much it's going to cost you..
if you don't know someone, call up and get figures.. people should be able to give you rough estimates based on what you know.. and you can add a buffer of $25-30,000, just in case,.
the seller is selling 'as is' so they won't make any repairs...no matter what the inspectors report says...but they are requiring that the buyer gets one...so that they know what they are getting into...
I do have a contact for the foundation...and I am SO nervous about it...although its only 800 sq feet...how bad can it be? $40K!!!!! (a quote I heard from someone)
thanks...thats not the house...just a similar one...ours is a dump...but has the potential!!! they won't post a picture in the MLS...would scare people away!!!

LOL you're funny.. My MIL does spec houses so I know whatcha talking about..
The beauty of 'as is'
Hey, it may seem like the money pit, but what's the worse that can happen? you can always flip it if it seems like too much of a financial burden, without doing repairs to a contractor, and either make some money (being that houses in the neighborhood are 200K over) or just break even..

You should talk to John....he is feeling like this might stratch us a bit too thin...but I am all for it...
