Question on Home Inspectors

Question on Home Inspectors

I am new to all of this. So, far we have 2 offers in on houses. If one is accepted the first thing I do is get an inspector? I have a recommendation for one that cost $375 w/ a 1 year guarantee & he takes about 3 hours for the inspection. He brings his computer & gives you a report right there. Does this sound correct? I have never had to do any of this so I'm clueless.

Ours was I think $300 or $350....We wrote 2 checks that day one for the inspector and one for soemthign else...I dont remember what was which.....
He walked around...talked to us...told us what he was looking for and what he found. We took notes (bring a notebook) he recommended things to use that he would fix minor things. He took notes as well. He told us if we passed the inspectoin right then and there.

He emialed us the report that night...and then mailed out the report the next day..wtih other info....It came in a binder very organized...

ETS....We did have the termite inspection...

Our's was $425 and he did the inspection and the termite inspection. It took, I think, about 3 hours. He overnighted it to us in a binder with a bunch of additional info (not just the report).

that sounds about right. make SURE they they offer a termite inspection as you will need that in order to close.

Thanks for the input. What other kind of info do they give you?

Re: Question on Home Inspectors

we received an email summary of the report a day after the inspection and then a week or so later a hard copy of the detailed report (about 30 pages) was sent via mail.

our engineer was VERY thorough and made notes on EVERYTHING. all of which were minor (missing outlet faceplates, one window painted shut, medium level water pressure, garage door unable to open properly due to huge snow bank plowed in front of, attic fan should be insulated or drywalled over losing heat and no need for fan due to cac, etc...) . as long as the items are minor, i would not worry.

GOOD LUCK!!!!

I highly recommend that you pay the extra money for an engineer over an inspector. Not all inspectors are engineers. Engineers will make a much more thorough look at the house, and they also carry insurance- if they overlook something, they can be held liable, and the insurance will pay. A lot of inspectors do not carry the same insurance, do not have all of the credentials that engineers do, and aren't held to the same standard of liability as an engineer is. Just a little something I learned in my real estate transactions class in law school

That sounds about right. Ours was $400 and very thorough. His report was over 200 pages. They should all offer a termite inspection, although it was suggested to us that we get an actual exterminator to do that because it is such a serious problem. they can inspect for wood damage, but it's not really an engineer's field of specialty.
