We are planning to put our coop up for sale so we can buy a house. We are going to list the coop with a RE agent, can we negotiate the commission they recieve or is it a set rate? Also does anyone have an idea of what is a fair rate? I was thinking 4%-5%... thanks!

Re: Question on negotiating the RE commission
Foxton's only charges 2%.
Where is your co-op located if you don't mind me asking?
not sure that you could negotiate...but you could do a FSBO and then hope that the buyer comes in with an agent to do all the paper work...then you would only spend 2-3%
you could also list at a higher price...to make up for the commission

Re: Question on negotiating the RE commission
The coop we own is in Queens, in the Bellerose area. We are using an agent to look for a house and figured we would list with them as well since we finally found an agent we like. Also we are hoping that it may be easier to time the sale/purchase if the same agency is involved. I always assumed the commission was a standard thing based on the RE agency, but a friend suggested it is negotiable...just curious if this is true..

They should be able to negotiate OR they will give you a deal being that you are using them where you are both a seller and a buyer.. I know that my MIL does..

Re: Question on negotiating the RE commission
My mother just sold her co-op through an agent. I believe she was able to negotiate one point off the commssion.

Re: Question on negotiating the RE commission
You can definately negotiate. But why not try it for a week or two on your own. List an open house in Newsday. I saved a ton of $$ selling my co op on my own.

Re: Question on negotiating the RE commission
Coming from a real estate agent.....NEGOTIATE!!!!!!!
Of course you can!!! Don't go with the first commission they offer you!!! You can probably get as low as 4%....yes foxtons does do 2%, but you have to ask what they will do for 2%...it's not much.
