Questions re: MLSLI

I have a few (hopefully simple) questions regarding using the MLSLI service to find a home.

We know a realtor we would like to approach about helping us find our home. She's a member of MLSLI and we love her to death.

Now, obviously many different agents list homes on MLSLI, so chances are the homes we like / want to look at won't be listed with her company.

Here are my questions:

(1) Will she be able to arrange for us to see just about any house listed on MLSLI?

(2) If we buy a house listed on MLSLI that was listed by another agent, do the two agents (our realtor and the listing agent) in some way divide a commmission from the sale, or do we have to pay our agent out of our own pocket, in addition to the cost of the house and all closing fees??

Any house on MLS is available for any agent to get into. that is not a problem at all.

If you have an agent, and you buy a house that is not her offical listing... she has to share the comminsion with the listing agent.

Okay, but we don't have to pay more out of pocket, correct?!

You real estate agent can show you just about any home on MSLI. If she is not the listing agent, she would simply call them up and arrange to see the house with you.

As for commission, since she is not the listing agent any commission will be split between the two. This is usually all worked out beforehand and no money for commissions come from you. If she has listed the house and is also the one who is selling it (let's say to you), then she wouldn't have to share any commission and it's all hers.

The only thing you really need to worry about are the closing costs, down payment, inspector, etc...

There are crazy things happening in the industrty bc of the way loans are being given. Many of the large banks are going under bc of this.
