real estate question

okay, so quick update, we saw 2 places last night...and so far, so good...so keep your fingers crossed!!! love the LIW LOVE!!

okay...so now my question...what do you think is a fair offer to start the negotiations? 10% less? 20%? more? less?

just trying to get an idea for what is reasonable to start a negotiation without offending anyone!

TIA!!!!

Re: real estate question

if your realtor is really good he can find out what offers have been put on the house before and maybe you can determine what is the ultimate low the owner can take. the agent that was representing the owner told my realtor that the owner was only accepting offers over a certain amount and that the owner had turned down a few offers in a certain range. Also remember that after you put an offer on a house and they accept it there still could be a potential for the owner to lower it if the inspection comes back with a few things that need to be taken care of.

Re: real estate question

you can look up the buildings recent sales on line
(google acris)

that can give you a guide...but when I negotiated, I offered 27 k less than what she wanted...we settled on 19 less but she tried at 22 but i said no 19 and sent her my pre approval letter. She said ok right after

Get pre approval it helps in negotiations.

Now I am curious where lol

oh and take into account the appliances...see if they are old...you can haggle about that
