unfortunately, she's priced exactly right. i had 2 listings in that same complex within the past 12 months and both sold between $420k-$440k (if i remember correctly). it's a nice complex.

but i agree with you that the RE market on LI has become out of control!

theres a big difference between $420 and $469, especially since mortgage rates have gone up in the past 12 months....

$469 isnt a starter home, that is a brand new victorian in most of the country!!

you also have to remember i sold those listings about a year ago and prices have changed. not to mention if you have a good realtor, they should be able to negotiate that $469k down...

I remember them BUILDING that complex I am old.

Good luck with the sale. One thing everyone has to remember is that Valley Stream's prices may seem expensive but it is a hop, skip and a jump from the city.

ETA: And your townhouse has a basement!! I'd say it's about priced right. You probably won't get an offfer for full price but it will go quickly due to location.

You areally can't compare one town from the other but I sold my house for that price in East Northport last year and it was TINY and further out east.

Yeah, say what you want about Valley Stream (especially if you live in a place like Suffolk County) BUT you'll never beat the commute to the city, proximty to Westchester, NJ and Conn. Hopefully prices will come down all over Nassau County.

I just realized it is right next door to Franklin General Hopital. I bet you sell your townhouse to a doctor, or someone that works at that hospital. I am sure it will sell quick and the scary thing is that the price isnt bad for a 3 bedroom Condo with Finished Basment in that area

For those that defended my pricing I just wanted to say Thank You! I wish you nothing but good fortune! The pricing was advice taken from my real estate agent. He did an excellent job! I posted my link thinking someone on here would be interested. I think it's a great home larger than some capes out there selling for over 500,000. I honestly believed based on the location and how the market is today it was a fair price with room for negotiation.

I just have to accept that there are negative people out there that feel the need to be sarcastic and speak before they know what they're talking about.

ETA:
and always need to have the last word....

Last time I checked, this was an open forum where people are allowed to express their opinions, whether we agree or not.

nothing was towards you directly, just how this market is in general. first time homebuyers making over $100K can't even afford a condo here. Its ridiculous. IF you can't take people disagreeing with you, I would not post anymore!

Thanks! I got lucky that it sold so fast. I'm sad to have to sell it since it is a nice place to live. I was thinking of keeping it and renting as an investment but felt it would've been too much of a hassle. Thanks for the good wishes!! Best of Luck to you too!

and you consider your words 'NICE'????
'IF you can't take people disagreeing with you, I would not post anymore!'
Is that what you consider NICE???

All I wanted was to post my home on here and get the word out there that it was up for sale to speed up the process. I wasn't expecting the response on how crazy the price was or how crazy the market is. Because of those responses it may have kept people who read this post away without knowing all the FACTS (condition, location,etc...) Luckly, I didn't need this board to get it sold anyway.

Yes...I admit that the market is high but THIS is the market now... FACE it....

again - this is an open forum in which people can say whatever they want to. congrats on selling your townhouse. I would never pay that much for it, but if someone else is willing to, good for you.
