Selling your Co-Op

Selling your Co-Op

For those of you who have sold co-ops, how easy or difficult was it for you to sell? Did you get your asking price?

In my co-op complex, people get into bidding wars over the co-ops. They literally go on the market and within days the co-op is gone. We lost 7 co-ops to bidding wars in this complex before we finally got the one we are in now.

I have heard of some places where they do have a more difficult time selling. It really depends on the location and you can check with real estate agents in the area as well.

All the ones for sale around me lately go within the week.

We sold very quickly and we probably over priced it. We set a limit as far as how low we would go and that is what we got.

I just sold mine through a realtor. I had two offers for my asking price within days. I set the price high, so I'm not second-guessing why it sold so quickly. I think there's just a big demand for co-ops right now.

It did take a while to get the paperwork together for the contract, but that was just an oversight on the part of the management company. Hopefully the rest will be plain-sailing

Re: Selling your Co-Op

thanks guys....I was curious b/c DH and bid on an apt. (Jr. 4) in Briarwood (Queens) and after a little negotiating we settled on a price which was accepted. I really want this as an investment b/c we really want a bigger place. I'm just anxious about how long it will take and how low of a price I might have to sell it for. I am 'co-op illiterate' so please bear with me. Thanks for the info.
I have so many other concerns and questions.
