Shirley???

Traditionally Shirley doesn't have a great reputation (don't mean to offend anyone it's just the steroetype unfortunately the area has....) but our broker says it is up and coming... lots of new familes homes...

any thoughts on this area????

I'm a beach person and the thought of smith's point soooo close is very exciting...

I think it also will be a better place in the future but it will take some time. MY fh grew up there and then he moved to Mastic Beach. His mom sold her Shirley house last summer for $240,000. This contains, no basement, no garage and one bathroom and no backyard. It also needs MAJOR work. But it is close to the beach. Just watch out for the sand fleas. The house was loaded with them after they had moved. The house was vacant because Dale's mom had to get into Canada so we would just check on the house to make sure no one had broken in. I was wearing the terry cloth jog pants and they attacked me like you would not believe. I had welts on me the size of bullet holes.

But the bonus was always seeing deer just come up on your lawn or walking through the neighborhood at night. But like I said, I think it will be a long long time before it gets to be a 'nicer' hood.

Re: Shirley???

I think it depends on the area of Shirley that you are in also. There are areas with nicer homes and others with not such nice homes. Keep in mind that most parts of Shirley, especially near the beach are in a flood area, and your homeowner's insurance rates are going to be considerably higher due to flood insurance. Also, the mosquitos are horrible during the summer months. One of my sisters lived a block from the water and she was constantly on the phone with mosquito control. That was one of the reasons she sold her house and she had a waterview from her master bedroom and lived in a nice neighborhood.

wonder how long the 'hood' will take to turn around...

Re: Shirley???

I grew up in Mastic. I don't know if I would buy a house in the area (and my parents and friends still live there). It really has turned around a lot in the last few years, but it still has a way to go. It is sad that this waterfont community is in such terrible shape. The tangiers area is behind the King Kullen (on William Floyd Parkway) shopping center. Another thing to consider is that one area may be great but go a few blocks away and the neighborhood can take a dramatic turn.

They just built a huge new beautiful high school and the school system is good with a lot of opportunities. However, there is still a large number of undesirables that attend school there. I am sure drugs are available in all schools but the drug element in Mastic is really high. The Indian Reservation is a drug haven.

Being close to the beach is geat. I grew up at Smith Point, but you have to consider all other aspects of the town. I would choose East Moriches or Manorville first, which are still pretty close to the beach and have good school systems.

Re: Shirley???

Shirley/Moriches/Mastic/Manorville are weird areas in regard to school districts.

Part of Shirley is Longwood SD and part is William Floyd SD.

We wanted to find a house in the Eastport/South Manor School District or Center Moriches School district.

We looked at a few houses that were really nice in Moriches, but the school district was William Floyd (I don't mean to offend anyone, I really dont't, we have many friends who graduated from William Floyd) but we didn't want William Floyd district.

We looked in Manorville and Center Moriches for a while. All we could find that we could afford at the time was 3 bedroom 1 bathroom ranches that needed alot of work.

We finally found a house (I love my house, it's a 3 bedroom 2 1/2 bath colonial with a lr, dr, den, and kitchen) in Mastic in an area everyone calls Manor Park. Our zip code is Mastic, but the school district, fire department, and ambulance is Manorville. We are bascially on the border of Mastic and Manorville right off of Moriches Middle Island Road.

It's a nice area and actually we are closer to the town of Center Moriches then the town of Mastic. We are 3 miles away from the brand new school in Manorville.

I suggest looking in that area, you can find a nice house for a better price with all the benefits of Manorville.

I kinda feel like I live in Center Moriches bec we do all our shopping and errands there because it's closer.

I also like being close to the Smith Point beach too.

Good luck.

Re: Shirley???

Peabody what's the difference (area wise) between Mastic and Mastic Beach...

How long ago did you buy?
Thanks!!

Re: Shirley???

I believe Mastic is North of Sunrise Highway and east of William Floyd Parkway.

I am not really familiar with Mastic Beach, I just know it South of Montauk Highway. We didn't look there so I don't really know any of the neighborhoods or roads.

We bought in July 2002.

Basically the area that is South Manor/Eastport SD everyone calls Manor Park. If you need anymore info about the area let me know.

Re: Shirley???

Peadoy is correct, however Mastic also runs south of Montauk highway and then becomes Mastic Beach. Mastic Beach starts approximately 1/2 to 1 mile south of Montauk. The area where she talks about Manor Park is very nice and well kept. Manor Park is where my first husband and I had our house before we sold it and got divorced.

However, you don't want to be in William Floyd School district which some areas of Manor Park attend. If you would prefer to be in the Manorville school district (and I would) then make sure you are North of Grove Street. Grove Street is the cut off between William Floyd and Manorville.

I would suggest taking a drive around the area and see if you like it. It is easy to get to, if you want FM me and I will give you specific directions. It is a small neighborhood with easy access to Sunrise Highway, the Expressway and Smith Point. And like Peabody stated you don't have to shop in Shirley if you don't want. Center Moriches is just as close.

Re: Shirley???

soon2bMrs, Good to know, I didn't know Grove Street was the cut off. Thanks for the info.

So Manor Park includes Cranford, Albott, North Titmus, Aberdeen, Applegate, Floradora (that's where I live) and a couple more roads, actually quite a bit more that I am not aware of. It's a pretty big area that is South Manor School District. On Cranford there is a Manorville FD sub station.

soon2bMrs is right, tt is nice location and well-kepted and I really like the easy access to the LIE and Sunrise.

I also like being close to the beach. I grew up in Hampton Bays and was close to the beach, so I was happy to find that in my own home.
