So, there's no STAR tax exemption over the summer?

So, there's no STAR tax exemption over the summer?

I got my monthly co-op maintenence bill the other day, and as I'm looking at it, i realize that they didn't take the STAR exemption off of it. So I called the management company up and she told me it doesn't go back into effect until December.......could that be right?
I mean, I could understand over the summer, except that it came off of the July bill, so where's the logic?
Does anyone know the story with this?
Am I being cheated? Or are they correct?

Thanks!!

I think each co-op is different - our STAR exemption only comes through from october to april - I have no idea why.

My building pays a years worth of STAR in 6 months, this building probably does the same.

I bought my co-op last March (so I didn't get the STAR last year), but I still haven't even seen it this year!!!

Neither the mgmt co. or the tax assessor's office gives me a straight answer on this.

Not sure how co-ops work, but it may be similar to homes.

We had to be the owner of record by the filing date and we just missed it - our closing was just after the date. So while we could submit the application, it did not get counted until the next spring deadline, and it went into effect at the beginning of the following tax year in December.

So - we closed in April of 01, submitted for STAR for '02 and it went into effect in December of '02.

The really lousy thing is that by the time it went into effect, the increase in our taxes due to the school taxes going up and the reassesments wiped out most of it. Our taxes ended up being a whopping $15.00 less than when we bought the house!

I am not sure why you aren't getting the STAR this month. But a lot of co-ops don't even pass on any breaks down to the shareholders.

Since the co-op pays for the property taxes... they will take whatever STAR discount they can get. At the end of the year... it may be possible you will get a tax abatement for this on your maintenance bill. But most co-ops pass an equal assessment to take this money back to add to the co-ops reserve fund.
