Some one please explain to me

The difference between a condo & a townhouse?
Also, does anyone live in those gated communities? Were they have the pools Rec rooms, etc. We were visiting family & they live in one out east but someone has to be 55 Y.O. to live there. They own the inside of the hose but not the outside. What is that called?
Other than going to a RE agent, how do you find out about these places?
I'm interested in looking into them but I'm not ready to buy yet.

Funny you mention this. We just went into contract on what we thought was a condo, but we get a call the other day from our lawyer and after she just reviewed the survey map, she sees it is a townhouse! to make a long story short, doesn't seem like too many changes have to be made and we are still going with it.
I know that with a condo, you own from the walls IN and with a townhouse you own the land as well.

oh. forgot to add.....yes, this is a 'gated' community with an awesome clubhouse. This is in Manorville and there are about 4 condo/townhouse developments. and none are 55 and over. I know of one in the area that is pretty new- maybe that one is 55and over.

OK so they must own a condo. They don't own the land. They also pay maintance. How did you find your place?

well the maintenance or common charge fee also apply to the townhouse- they still mow the lawn,etc... I'm not sure on everything-still waiting for some bi-laws book on the place.
We found it on mlsli.com under condo/townhouse search but I am also quite familiar with the area out here(grew up in Manorville) We had been searching high and low out here for a house. We had 2 fall through and just found ourselves going up & up in price So, we looked at this particular development, loved it and just said let's go for it! (We also have to be out of where we are soon!)
